The purchase and sale of properties for commercial or residential development is a unique discipline which requires an organized and diligent search process, the knowledge and resources to perform extensive research on prospective development sites, and the ability to incorporate the wide range of needs associated with due diligence inspections, municipal approvals, financing and tenant contingencies (to name a few) into any resulting negotiations.

What complicates the business of developing property is that there are so many different issues which need to be taken into consideration to determine if a site will be suitable. In addition to zoning and access to public utilities, you have geotechnical, wetlands, storm water, green space, title issues, and site plan approval, as a few examples.

In the course of completing these due diligence inspections, a developer may have to obtain approvals from the local zoning board, county planning commission, the Environmental Protection Agency, health department, county engineer’s office, the Ohio Department of Transportation and numerous other agencies which can be involved depending upon the scope of the project and the characteristics of the property.
